雅居乐海南清水湾 Qing’shui Bay Project, Hainan

在房地产开始火爆的海南,清水湾以其上半年21亿元的销售额,成了绝对主角;海南清水湾项目不仅是对雅居乐地产集团销售额贡献最大的项目。同时亦以其宏伟的规模、高端的定位、成熟的配套,拉动并改变了整个大三亚地产发展格局。

Along with booming real estate industry of Hainan, Qing’shui Bay has played a dominant role with a sales volume of RMB 2.1 Billion for the first six months of this year; the Qing’shui Bay Project, Hainan, not only made the greatest contribution to the overall sales volume of Agile Property, but also enhanced and changed the development pattern of Pan-Sanya Real Estate as a result of its grandiose size, high-end position and mature supporting facilities.

 

摩根大通最新报告也特别指出,作为海南建设国际旅游岛的重要项目,海南清水湾上半年销售大大好于预期,海南清水湾将分别占据雅居乐20092010财年净利润的9%24%,预计今明两年清水湾的销售将保持强劲,同时拉动该地区其它项目的销售。

A latest report from JPMorgan also pointed out that as a major project for developing Hainan into an international tourism island, sales of Qing’shui Bay for the first half are ‘far better than expected’. The project shall account for 9% and 24% for Agile Property’s net profits of 2009 and 2010 respectively. ‘It is expected that the sales shall maintain strong momentum for the current two years and meanwhile enhance sales of other projects located around this area’.

 

清水湾位于海南的东南海岸,距三亚市不到40公里,东距海口市约200公里,东线高速公路、海榆东线公路横穿而过,驱车至三亚凤凰机场仅40分钟,2011年即将建成的海南东环城际轻轨,将使项目达到三亚的时间在15分钟以内,到海口的时间也不到1小时。

Qing’shui Bay located at southeast coast of Hainan, and is less than 40 KM from Sanya, and around 200 KM from Haikou. The eastern expressway and eastern branch, Haiyu Road passed across the area. It takes only 40 minutes to drive here from Sanya phoenixes airport. The eastern inter-city light rail of Hainan, which is to be built in 2011, shall make the trip from the project to Sanya in less than 15 minutes, and within one hour to Haikou.  

 

这里有长达12公里的曼妙原生态海岸线,同时集结了自然奇观,一边银滩,一边礁岩。湾内浪轻坡缓,海水湛蓝,200米海域内,水深不超过2米,能见度达11米,同时拥有世界顶级的天然海滨浴场,堪称海南第一湾。

It owns a pristine coastline of 12 km, combined with natural scenery, with both silver beach and cay. Waves are mild and slopes are slight within the area, plus blue seawater, the depth of water was less than 2 meters for waters around 200 meters. Visibility could reach 11 meters, and also owns the world’s top level natural seaside bathing place, which led to the praise of it as No.1 Bay of Hainan.

 

2008年,大摩选择了滨海复合型休闲地产项目,作为大摩在中国海南的投资标靶。向清水湾投资53亿元,是其目前在亚洲的最大单笔投资,也是在亚洲为数不多的旅游地产项目投资。

In 2008, JPMorgan has chosen coast compound recreational property as its investment target in Hainan. An amount of RMB 5.3 Billion has been invested in Qing’shui Bay, makes it its largest single investment in Asia, and among few of the investments in Asian’s tourism property project.

 

过去,海南湾区开发的基本思路是分割成小规模地块分块开发,抑或倚仗海域资源,引入大量高档酒店,由此造成了配套不完备、功能不协调等局限。在旅游居住地产方面,更是缺乏综合素质全面均好、统一规划的国际化项目。如三亚湾,尽管是三亚最南也最长的湾区,不过由于缺乏整体规划及污染,慢慢变成一个亲民的大众湾区;亚龙湾是三亚10多年来最高端的一个湾区,不过由于在早期规划中过于密集地设置豪华酒店,使得整个湾区去也感觉较为单一,配套更为匮乏,中长期度假客逐渐敬而远之。

In the past, development of Hainan Bay areas were often divided into small sections and developed individually or introduced numerous high-class hotels counting on the sea area resources, and it was limited later as lack of incompetent supporting facilities and failure in coordination of function. It is especially shortage of international projects with balanced developed comprehensive quality and integrated planning of Tourism real-estate projects. Take Sanya Bay as an example, though it is the longest and the southernmost bay area of china, it has gradually fallen into a public bay for all walks of life as a result of lack of integrated planning and pollution; Yalong Bay, being the high-end bay for the last decade of Sanya, was monotone and lacking of supporting facilities as a result of intensive development of luxury hotels in its early planning period, therefore medium and long term tourists gradually shy away.

With a large size of 1500 mou, the Qing’shui Bay has becoming the one and only international comprehensive bay area real estate based on high-end position, mature supporting facilities. Agile Properties also attached more importance on developing multielment compound seaside community. Its planning includes three Nos. of 18 holes international seaside golf course and six international five star to seven-star hotels, including Raffles Hotel , JW Marriott, Hilton Hotel etc. , three luxurious clubs, two noble yacht clubs, hall-style opera house , and Commercial Street floating with the scent of coffee, garden landscaping with coconuts. In two years, with a generous investment of RMB 4 Billion, it has silently raised a livable city with complete living and entertainment facilities.

 

2008年,清水湾被列入河南省十一.五的重点工程项目。海南省省长罗保铭评论道:不久的将来,清水湾将成为海南旅游度假的一颗闪耀明珠,最终誉满全球,海南省政府也会举全省之力保证清水湾的打造成功。

In 2008, Qing’shui Bay was listed as the major project of the Eleventh Five -Year Plan of Hainan. Mr. Luo Bao’ming, the provincial governor, commented the project as follows: ‘Qing’shui Bay shall be developed into a glorious pearl of Hainan tourism industry and famous around the world eventually. The whole province shall endeavor their efforts to ensure the success of Qing’shui Bay.’

 

清水湾2009年面向全球发售的三大组团包括金色果岭、蔚蓝海岸与瀚海银滩。不同组团提供不同的View, 同时提供不同的第二人生的生活态度。

The three housing cluster on sale to the global for 2009 are Golden Reen, Cote d'Azur (Blue Sea ), Vast Sea and Silver Beach. With each provides its own view and meanwhile various attitudes towards “a second life”

Agile Property has sold out RMB 10.3 Billion of properties for the first half easily, amongst it, the Qing’shui bay sales volume has reached around 2.1 billion, accounts for around 20% of the overall sales volume Agile Properties. Along with the investment of RMB 20 Billion in ten years, the Qing’shui Bay shall become a glorious pearl of compound real estate of China; the development pattern of real estate international comprehensive bay area of Agile Properties shall also set a milestone in the development of Chinese tourism real estate.
